General description:

This fine old farm constitutes a unique opportunity for a big family wanting to live near its horses, in an eminently equestrian area, close to the «Haras Federal » of Avenches and the training centre of IENA. The schools are in the village (as well as a butcher’s, a grocer’s and a baker’s), all other amenities are less than 5 minutes by car. Two autoroute exits are also very near : that of Avenches and that of Payerne. This equestrian farm is situated equidistant from Neuchâtel, Fribourg and Berne (at 25 minutes), and 40 mins from Lausanne.

The riders of the region are really lucky to be able to take advantage of equestrian structures of very high quality (training tracks and paddock of IENA, covered riding school- riding halls- available for members such as at Payerne, or the track of the Habits Rouges of Salavaux) as well as extraordinary excursions with horses such as access to one of the most beautiful beaches of the charming area on the shores of the Lac de Morat, and the infinite gallops of the Berges de la Broye.

Up for sale at the beginning of this spring 2014, the property offers a very comfortable habitat for a family of 3 or 4 children (240 m2) with its very bi grooms (big bedrooms), its high ceilings and a completely quiet environment at the end of a private cul-de-sac road. The barn can easily contain straw and hay (big balls and large rolls are easily stocked here by the reinforced barn bridge and forseen for all machines).

The paddocks are well enclosed and part of them has been drained so as to permit the horses daily outings all the year. As well as the horse parks, there is also a big enclosure of other small animals (ponies, goats, etc…). There is no traffic nuisance.

Apart from the storage buildings on the property, and the workshops adjoining the stables, there are also other buildings, such as a big hangar-garage for several vehicules, and a closed garage for a big car.

One of the major attractions of this investment could notably be the possibility of being able to considerably increase, at fairly short notice, the habitable area of the land, as the situation of the buildings with respect to the centre of the locality indicates that the land, at present still in the agricultural zone, will soon benefit from a change of zone (with a corresponding increase of the L.U.C- Land Utiliy Coefficient called in Switzerland CUS –coefficient d’utilisation du sol).
